Villa La Topaia

Most of the glorious, ancient farmsteads that crown the Tuscan hills are so substantial that the only sensible use for them in the 21st century is the conversion into several apartments, but fortunately for those who prefer the seclusion of their own private villa, there are a few exceptions.

Villa La Topaia is a graceful old farmhouse of elegant proportions, which was expertly restored to provide an irresistible combination of contemporary comfort and traditional character. Reached via a steepish, unmade access track, the villa enjoys a peaceful, elevated setting just outside the small village of San Pancrazio, with delightful country views from its large, trellis-shaded terrace.

Inside, the fusion of ancient wooden beams and rustic terracotta floor tiles with striking colour-washed walls and hand-picked antique furnishings creates an ambience that is both grand and in keeping with the building's historic fabric. On the ground floor you will find a welcoming entrance hall, a lovely dining-living room with a handsome fireplace and French windows to the terrace. The endearingly rustic but nonetheless well-equipped kitchen has a remarkable stone sink. The bedrooms, bath and shower rooms are located on the first and second floors and a sitting room with a pool table is on the first floor. Those wishing to maintain their fitness regime will appreciate the addition of a mini-gym with its own en suite shower room in which to cool off.

Situated less than 15 minutes' drive from the Florence to Siena superstrada, Villa La Topaia is well placed for exploring. The nearby villages of Lucardo, Montespertoli and San Casciano Val Di Pesa boast a tempting choice of dinner venues, also within a 15-minute drive.

Then again, the villa's private swimming pool is so attractive that you may well prefer to spend most of your time just unwinding in the shade of the pine and olive trees, contemplating the enchanting rural vista that unfolds before you.
