This place is tucked away in a quiet corner of Ayia Napa. It’s around a 5-minute walk to the beach, and the same in a taxi will get you to the lively resort centre. Europe’s biggest waterpark is next door, too.
The complex is made up of low-rise, whitewashed buildings scattered among chunky palms and well-tended lawns. They house sleek apartments with marble-look kitchenettes and recessed mood lighting.
This open-air restaurant serves up a range of international and local Greek dishes for breakfast, lunch and dinner. There's an à la carte menu to choose from as well as a barbecue themed evening held once a week to mix things up. Remember there is a smart dress code here. Highchairs are available, you'll just need to reserve in advance.
we stayed 5/10/14 to 19/10/14 on checked in and passport details done in minutes on opening our apt door were amazed by the whole set up the fixtures fittings and kitchen equipment were excellent the whole complex is maintained to a high standard the restaurant and bar are run by Antonio Andreas &Elias they took food and drink orders their service and courtesy were excellent the ladies on the reception desk during the day were the most helpful receptionist we have met on our travels nothing was too much trouble for them the food in the restaurant was for us all we could ask for infact we didn't bother looking for an alternative the only suggestion we would like to make are 1 maybe the pool area could be washed down more often some areas become sticky with spilled drinks 2 maybe someone could help those who need it with their luggage on one occasion we helped a couple who were struggling with the stairs these aren't major criticisms merely suggestions having said that a totally enjoyable holidayMore

Best apartment complex overall that we have ever been to!
We were there from 12/10/14 so all the night clubs had closed and so it was nice and quiet. The apartments were spacious, light and airy, exactly as the picture in the advertising (we had room 204, 1st floor opposite the pool bar. That said we really wouldn't want the same room peak season as even with the windows closed I think that you would hear noise from the bar when it was busy (they are open until 2am) but there are plenty of rooms that would be quieter i'm sure. All the staff were really friendly and helpful and it is truly a family business -Elias the eldest son checked us in on arrival and also spent some time chatting to us while we waited for our transfer coach when we were leaving and served behind the bar too, Esther and Dorothy were great serving food and drinks during the afternoon and evening. Sorry but i have forgotten the name of the barman but he was great too especially with the cocktails. The 20 Euro drinks voucher is well worth it :) Pool is lovely with plenty of sunbeds and the gardens are beautiful which makes a really relaxing area. We walked into Ayia Napa which is quite a distance but there is a bus stop outside the apartments and the bus's seem to run about every 15mins. There was entertainment provided 3 or 4 times in the week that we were there - Soul Man was really good. Food was good although we only had breakfast once and dinner twice as we like to wander in the evening and try a different Taverna/restaurant each evening, i can highly recommend Gardens restaurant on the main road into town, food and service was fantastic.
We have yet to go back to the same place twice but we will be making an exception with Loutsiana and can't wait to return. Thank you to all the staff.More
Excellent as always
I have been going here since 1997 and stayed here 5 times now excellent clean apartments family run very friendly nothing is to much trouble.Gardens and grounds are very well maintained pool is very clean and we always seem to meet up with the same people year after year so that must tell you something.I would recommend this to any family who have got young ones as the kids love it thanks to all the hard working staff who made us feel very welcome.See you all soon Ian Toni Charlie and Scarlett xx.More

Perfect first holiday thanks to brilliant friendly atmosphere
Have just returned from out first stay at the loutsiana and what a great holiday it was. The thing that made this so special was the extra care and service the staff give, everyone of them were faultless, from the night receptionist who managed to lighten up our mood after a 5 hour delay getting there, to the bar staff who day after day were friendly, talkative and by the end of the holiday, they knew orders off there head. They even went out and fetched more bottled cider after I drank the first supply they had, this wasn't a necessity as there were plenty of other drinks on offer, but was a genuinely nice touch.
The hotel itself is a lovely quiet place, peaceful surroundings and only a short bus into the main town, couldn't have picked a more perfect location. As a whole the holiday was faultless and both me and my partner can't wait to return next year, we just may have to take some more friends and family with usMore
Everything costs extra, service is rude and unfriendly
Main thing in the hotel was that service was rude and unfriendly. Everything you asked for was a problem for the staff. They just did what was necessary and nothing more. Room service is not done every day. Clean bedclothes are not changed only once per week or something like that, be aware. Cleaning ladies were smoking in the area. Breakfast was just basic stuff nothing more. WI-Fi is extra cost, Air condition is extra cost and so on. Hotel basic price might be inexpensive but everything extra is ridiculously expensive. Hotel staff were aggressive and threatened to beat us when we drank our own beer can in the area, that was surprise because shop was inside hotel selling those beers.More
